Time and time again I hear the statement, “Am I making the right decision”. The problem with this statement is the lack of certainty it creates, and time breeds fear, which is often followed by anxiety and worry which can, you guess it, cause no action being taken or a decision being made.
This is one of the biggest problems I currently see with clients, whether it is choosing to stay with their current bank (despite paying 1-1.5% higher than a new customer), buying that next (or first) investment property, setting up the right company or trust structure, or just plain old refinancing.
In an economic environment where we have record low interest rates, the opportunity cost of not refinancing or leveraging the equity in your property to invest to grow is high. In NSW right now the average rental yield is 3-5% and capital growth is currently 6%pa on many regional NSW areas, with Sydney lower at ~4% pa.
